We provide a kitchenette, modern accents, and a super comfortable queen-size bed in the loft upstairs. Downstairs we have a sofa, a 40-inch Roku TV and a designated open office space with desk and chair. The building has 8 Units - all available for vacation rentals. Each has its own super cool modern charm. * Highlights - Steps away from Hollywood Beach and Boardwalk - Fort Lauderdale-Hollywood International Airport - 6.5 miles - Laundry room (shared space, coin operated) A QR code for parking - guests need to: 1. Park in city parking spots along the street but not in private parking spaces. 2. Scan the barcode located inside the unit next to the entrance. 3. Follow the instructions to pay the city online for daily parking. Note: Only one day can be purchased at a time, and you can buy daily until the checkout date. Absolutely No Parties!! Absolutely NO Pets! Please DONT BE LOUD or boisterous in any area of the building or on the Patio of the apt. We have a great relationship with management and with our neighbors and wish it to remain that way. There are also more guests in the building ( like a hotel) and I’m sure they want to enjoy their stay as well! We ask you to respect the people in the building as you would in your own home. ** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.** The minimum age to book this listing is 21 years old The loft is 400 total square feet, divided between two levels. You will love this beautifully furnished modern Lofted apartment. It has a Full living room, a mini kitchen with a stove top and mini fridge, and a queen-sized bed lofted above in an upstairs room with a dresser. The furnishings are modern ocean-inspired hues of aqua and grey for a zen-like relaxing retreat. It has 1 bathroom with tub. We can offer kid/baby items such as cribs, toys, and high chairs at no extra cost upon availability. Bedroom 1 - 1 queen size bed Common space - 1 couch, 1 air mattress There is a small washer and dryer in the back of the building, for all guests to use. Machines are coin operated. Guests have access to their unit and to the laundry room. There is no reception and there is walk-up door access. You will be very close to restaurants and shopping, the beach, etc so no need to drive there. We provide 2 beach chairs and 2 beach towels for use at the beach (upon availability). *Beach chairs are stored under the bed (if available). Public transit is available for all parts of Miami. Also, uber is a very effective means of transportation. Quick and cost-efficient, lots of guests use this to get around. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID. 3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use. 4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking. 5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge. 6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property. 7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine). 8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged. 9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. 10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement. 11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met: *No damage is done to the unit or its contents *All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged, or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house. 12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds. *When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in. *Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind. Please see the checkout checklist and ensure it is complete before leaving. 13. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement, you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law. This will be charged via your deposit. 14. House Phone: There is no current landline in the home 15. A/C system: Please keep levels of a/c at appropriate temperatures. Keep doors and windows closed while in operation as humidity accumulation can cause freezing of units and disfunction. 16. Cable TV: There is no Cable TV in the house. No refunds shall be given for outages, content, lack of content, or personal preference with regard to TV service. All TV are ROKU as well or have a Roku device. You will need to use your own account to access Netflix and such services. 17. Internet/WIFI: High speed wireless internet is provided as a convenience only and is not integral to the agreement. NO REFUND of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services. 18. Lost and Found: Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact tenant for the return. After 6 months - items become property of owner. The owner will not be responsible for condition of said items. 19. Fireworks: Tenant agrees that there will be no use of fireworks anywhere on the property. 20. Home Use: Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of rents or Deposits. 21. BBQ Grill (if applicable): **If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety.** Grill is in the backyard. It is propane heat. It is not covered fully and rain will get on it - so please cover after use. We ask that guests use foil and clean up grill after use including pouring out drip pan. We like to keep it in good shape for as long as possible and do not want to have a grease fire hazard. Fire extinguisher is located in kitchen under sink. Leave grill clean- or you'll be charged a grill cleaning fee of 120$. Just leave the way you found it- thank you!! 22. No daily Maid Service: While linens and bath towels are included in the home, daily maid service is NOT included in the rental rate. It is available at an additional rate. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. 23. False Reservations: Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property. 24. Parking: This unit uses the QR code system parking from the City. Upon arrival in the unit, the barcode located inside next to the entrance should be scanned. Follow the instructions to pay the city online for daily parking. Once purchased, you can park in city parking spots along the street but not in private parking spaces. 25. Repairs and Replacements - Every attempt is made to maintain the house in the best of condition. The managers do not express or imply any guarantee, regarding suitability for any specific purpose. The manager does not guarantee that appropriate repair and or replacement will be performed as soon as possible. It is the guest’s responsibility to immediately notify the manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. Manager is not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer. *Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible The furniture is new. Please enjoy it but treat it as you would your own. We truly love it and want it around for a while! *No rebate will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill. 26. Broken items - If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken, and we appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will be reflected in a deduction from the security deposit at a 150% replacement value. 27. Other (See below) **Locking Up:** Remember to lock up all doors and patio doors when you leave and at night. This is for your safety! Although our rental is in a safe neighborhood, we take security very seriously. **Toilets:** Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER. **Dishes:** Please load the dishwasher prior to checking out if you have used any dishes.. You will find dishwasher capsules under the kitchen sink. Please run the dishwasher during your stay if needed. Please do not put plastic dishes in the dishwasher as they will melt in the heat. If no dishwasher, please rinse and place dishes in sink for cleaning team. **Outback:** Please do not rearrange patio furniture. Beach Essentials: We provide beach towels and beach blanket. A/C It is necessary to leave the AC at all times. Due to the intense humidity of Florida sea air, even in cooler weather a/c must run to avoid mold or mildew issues. You may adjust the temperature by using the remote control in the key holder by the door. Please return the remote for A/C to the key-holder basket on the wall when you leave! Laundry There is a laundry room located in the back of the building. It has 1 washer and 1 dryer and they are both coin operated. Please let me know if there are any issues with the maintenance of the machines and I will try to solve any issues as quickly as possible. Beach Essentials: We provide beach towels and beach blanket. It is the guest’s responsibility to immediately notify the manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged. 9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. 10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement. 11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met: *No damage is done to the unit or its contents *All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged, or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house. 12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement. 11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The renovated top-to-bottom-lofted bedroom apartment has everything you need for a vacation - steps away from the beautiful ocean! In this apartment, you will find everything you need! We provide a kitchenette, modern accents, and a super comfortable queen-size bed in the loft upstairs. Downstairs we have a sofa, a 40-inch Roku TV and a designated open office space with desk and chair. The building has 8 Units - all available for vacation rentals. Each has its own super cool modern charm. * Highlights - Steps away from Hollywood Beach and Boardwalk - Fort Lauderdale-Hollywood International Airport - 6.5 miles - Laundry room (shared space, coin operated) A QR code for parking - guests need to: 1. Park in city parking spots along the street but not in private parking spaces. 2. Scan the barcode located inside the unit next to the entrance. 3. Follow the instructions to pay the city online for daily parking. Note: Only one day can be purchased at a time, and you can buy daily until the checkout date. Absolutely No Parties!! Absolutely NO Pets! Please DONT BE LOUD or boisterous in any area of the building or on the Patio of the apt. We have a great relationship with management and with our neighbors and wish it to remain that way. There are also more guests in the building ( like a hotel) and I’m sure they want to enjoy their stay as well! We ask you to respect the people in the building as you would in your own home. ** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.** The minimum age to book this listing is 21 years old The loft is 400 total square feet, divided between two levels. You will love this beautifully furnished modern Lofted apartment. It has a Full living room, a mini kitchen with a stove top and mini fridge, and a queen-sized bed lofted above in an upstairs room with a dresser. The furnishings are modern ocean-inspired hues of aqua and grey for a zen-like relaxing retreat. It has 1 bathroom with tub. We can offer kid/baby items such as cribs, toys, and high chairs at no extra cost upon availability. Bedroom 1 - 1 queen size bed Common space - 1 couch - Air mattress is subject to availability and is located in the laundry room. There is a small washer and dryer in the back of the building, for all guests to use. Machines are coin operated. Guests have access to their unit and to the laundry room. There is no reception and there is walk-up door access. You will be very close to restaurants and shopping, the beach, etc so no need to drive there. We provide 2 beach chairs and 2 beach towels for use at the beach (upon availability). *Beach chairs are stored under the bed (if available). Public transit is available for all parts of Miami. Also, uber is a very effective means of transportation. Quick and cost-efficient, lots of guests use this to get around. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID. 3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use. 4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking. 5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge. 6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property. 7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine). 8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged. 9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. 10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement. 11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met: *No damage is done to the unit or its contents *All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged, or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house. 12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds. *When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in. *Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind. Please see the checkout checklist and ensure it is complete before leaving. 13. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement, you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law. This will be charged via your deposit. 14. House Phone: There is no current landline in the home 15. A/C system: Please keep levels of a/c at appropriate temperatures. Keep doors and windows closed while in operation as humidity accumulation can cause freezing of units and disfunction. 16. Cable TV: There is no Cable TV in the house. No refunds shall be given for outages, content, lack of content, or personal preference with regard to TV service. All TV are ROKU as well or have a Roku device. You will need to use your own account to access Netflix and such services. 17. Internet/WIFI: High speed wireless internet is provided as a convenience only and is not integral to the agreement. NO REFUND of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services. 18. Lost and Found: Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact tenant for the return. After 6 months - items become property of owner. The owner will not be responsible for condition of said items. 19. Fireworks: Tenant agrees that there will be no use of fireworks anywhere on the property. 20. Home Use: Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of rents or Deposits. 21. BBQ Grill (if applicable): **If you plan to use BBQ - please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety.** Grill is in the backyard. It is propane heat. It is not covered fully and rain will get on it - so please cover after use. We ask that guests use foil and clean up grill after use including pouring out drip pan. We like to keep it in good shape for as long as possible and do not want to have a grease fire hazard. Fire extinguisher is located in kitchen under sink. Leave grill clean- or you'll be charged a grill cleaning fee of 120$. Just leave the way you found it- thank you!! 22. No daily Maid Service: While linens and bath towels are included in the home, daily maid service is NOT included in the rental rate. It is available at an additional rate. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. 23. False Reservations: Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property. 24. Parking: This unit uses the QR code system parking from the City. Upon arrival in the unit, the barcode located inside next to the entrance should be scanned. Follow the instructions to pay the city online for daily parking. Once purchased, you can park in city parking spots along the street but not in private parking spaces. 25. Repairs and Replacements - Every attempt is made to maintain the house in the best of condition. The managers do not express or imply any guarantee, regarding suitability for any specific purpose. The manager does not guarantee that appropriate repair and or replacement will be performed as soon as possible. It is the guest’s responsibility to immediately notify the manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. Manager is not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer. *Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible The furniture is new. Please enjoy it but treat it as you would your own. We truly love it and want it around for a while! *No rebate will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill. 26. Broken items - If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken, and we appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will be reflected in a deduction from the security deposit at a 150% replacement value. 27. Other (See below) **Locking Up:** Remember to lock up all doors and patio doors when you leave and at night. This is for your safety! Although our rental is in a safe neighborhood, we take security very seriously. **Toilets:** Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER. **Dishes:** Please load the dishwasher prior to checking out if you have used any dishes.. You will find dishwasher capsules under the kitchen sink. Please run the dishwasher during your stay if needed. Please do not put plastic dishes in the dishwasher as they will melt in the heat. If no dishwasher, please rinse and place dishes in sink for cleaning team. **Outback:** Please do not rearrange patio furniture. Beach Essentials: We provide beach towels and beach blanket. A/C It is necessary to leave the AC at all times. Due to the intense humidity of Florida sea air, even in cooler weather, A/C runs to avoid mold or mildew issues. You may adjust the temperature by using the remote control in the key holder by the door. Please return the remote for A/C to the key-holder basket on the wall when you leave! Laundry There is a laundry room located in the back of the building. It has 1 washer and 1 dryer and they are both coin operated. We provide detergent for clothes, fabric softener, and dryer sheets if you need them. They can be found on the shelves of the laundry room. We ask that guests use foil and clean up grill after use including pouring out drip pan. We like to keep it in good shape for as long as possible and do not want to have a grease fire hazard. Fire extinguisher is located in kitchen under sink. Leave grill clean- or you'll be charged a grill cleaning fee of 120$. Just leave the way you found it- thank you!! 22. No daily Maid Service: While linens and bath towels are included in the home, daily maid service is NOT included in the rental rate. It is available at an additional rate. False Reservations: Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property. 24. Parking (If applicable): You must park your vehicle in the driveway in front of the house, and kept off the grass or anyone else's property. Do not park anywhere but in a designated area. 25. Repairs and Replacements - Every attempt is made to maintain the house in the best of condition. The managers do not express or imply any guarantee, regarding suitability for any specific purpose. The manager does not guarantee that appropriate repair and or replacement will be performed as soon as possible. It is the guest’s responsibility to immediately notify the manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge. 6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property. 7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine). 8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged. 9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. 10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement. 11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met: *No damage is done to the unit or its contents *All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged, or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house. 12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds. *When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in. *Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind. Please see the checkout checklist and ensure it is complete before leaving. 13.
